Project Description:
Los Morros Business Park at Huning Ranch in a 500 acre state
of the art business park strategically located just 20 miles south of the intersection of
I-25 and I-40, which is in the heart of Albuquerque, New Mexico. The property is
only 15 minutes from the new Sunport Interchange on I-25, which provides direct access to
Albuquerque International Airport. Los Morros is part of a larger master plan and is
adjacent to the 2,000 acre master planned residential golf course community of Huning
Ranch. When developed, this community will offer a full range of office, commercial
and industrial tracts of land along with a wide variety of housing projects at prices
equal to or lower than competitive projects in the metropolitan area, while offering

Location:
The property is located in northern Valencia County, and has
been annexed to the rapidly growing municipality of the Villiage of Los Lunas. This
site is immediately adjacent to I-25, south of the City of Albuquerque. The location
of the property is directly in the path in progress, and the availability of similar
parcels in the greater Albuquerque metropolitan area is limited.
Site Description:
The conceptual plan covers an
area generally bounded by I-25 on the east, State Highway 6 on the south, the Grasslands
sod farm on the north and other Huning holdings to the west. The site features
gently sloping topography, beginning at the Interstate and gently rises to the west.
This topography provides an opportunity for views to the north and east, and a view
of the site from the entire urbanized area in southern Bernalillo County (Albuquerque) and
northern Valencia County. The property is contiguous with no out parcels and
currently under the jurisdiction of the Villiage of Lose Lunas. The site is serviced
by both water and sewer utilities provided by the Villiage of Los Lunas.
Current Activities:
Current activities include a recent announcement by Wal-Mart
Stores, Inc., that it will build a 700,00+ food distribution center on a 111 acre
tract in the northwest corner of Los Morros Business Park. Initial employment will
be near 400 employees growing to over 600 over the next three years. Infrastructure
construction is scheduled to begin in the fourth quarter of 1997. Wal-Mart's
construction is to begin February 1, 1998, with completion scheduled for September of
1998.
Ownership:
The property is currently owned by Huning Limited
Partership. The gereral partners of Huning Limited Partnership are members of the
Huning family, which has extensive land holdings in Valencia County, and has had cattle
ranching interestes in the area for the past century.
To protect the quality business environment, Huning Limited
Partnership has developed covenants, conditions and restrictions along with design
guidelines for property withing Los Morros Business Park. The property was annexed
by the Villiage of Los Lunas and is currently zoned M-1.
